Our Process

Thanks to our extensive experience in custom home design and our understanding of industry practices and standards, we have an effective and meticulous process that helps us deliver what our clients need. Here is how we go about it…

Step One

SITE VISIT AND CONSULTATION

Our process begins with a visit to your build site, where we also discuss and review your floor plans, budget, the expected timeline, and which features need to be tailored or customized.

On-site Consult

During the preliminary phase, you’ll meet with our team to discuss your build site, floorplans, customizable features, build budget and timeline.

STEP 2

Design & Development

Design options, plan specifications, further budget analysis and a final review of your home building goals.

STEP 3

Working Plans

Discussions begin with the structural engineer regarding architectural plans and submitted for final approvals and permits. The project’s estimate will be fine tuned throughout the approval process.

STEP 4

Project Estimate

Final approval of drawings, agreed upon build budget and a fully executed construction to build agreement will be signed. At this time, your initial deposit (case-by- case basis) will be due.

STEP 5

Pre-Construction

Let’s Find Your Front Door as we walk your lot. We will walk your lot to determine your perfect build layout. Our team will work on final structural / engineer planning & reports, pulling permits and creating your building schedule (6-8 weeks timeline). Once all approvals and permits are in, foundation preparation begins.

Construction Begins

Your Project Manager will oversee the build process as well as conduct ongoing on-site meetings. You will see real time project progression and budget updates through your client portal from our in-house custom building software program.

STEP 7

Finishing Touches

Final wrap-ups include: scheduling your closing, conducting a walk-through, presenting your “GCH Welcome Home Kit”, and discussing your completed punch list. A final homesite inspection is performed and your Certificate of Occupancy (CO) is officially issued.

STEP 8

It’s a Wrap!

Your final walk-through is performed, property loan/mortgage closing occurs and any outstanding obligations/bills are finalized. Your home warranty is provided and all our custom builds have a 30-day and a 1-year anniversary punch list/repair scheduled with our team.
